
Guardian Building Renovations
Phased, occupied, fast-track renovations to approximately 420,000 square feet across 21 tenant areas in Detroit’s historic Guardian Building. Scope included abatement and demolition on 18 floors and the county commissioners’ chambers, upgrades to building-wide mechanical, plumbing, electrical and restroom systems, and new office, conferencing, kitchen and support spaces. A new direct digital controls system, energy-saving lighting and plumbing fixtures, and recycling measures helped earn an Energy Star rating, while Tooles also managed a complex furniture and IT/telecom/security package without interrupting building operations.
